Kitchen and Living Spaces A beautiful chef’s kitchen greets you. Pickup some local produce and off-the-boat seafood, and comfortably whip up a feast with plenty of counter space, double wall ovens, and high end appliances! This kitchen has it all, including reverse osmosis filtered water and a view of the creek and pool. A bricked patio with dining table and large gas grill for flipping burgers or steaming crabs just outside the breezeway door, connected to the kitchen, make outdoor cooking and dining a breeze. Don’t feel like shopping or chopping? We will happily stock the fridge, and arrange for dinner to be waiting for you upon arrival or cooked for you while you relax with a drink you whipped up from the bar cart. The wet bar, complete with dual controlled wine chiller, keeps your reds and whites at the perfect temp. Await dinner in the family room with a large-screen tv and cozy gas fireplace while you pull up our digital guidebook (or kick it old school with the printed version) and learn about all the Northern Neck has to offer. Throw open the double glass doors in the family room and kitchen out to the first level screened porch to create a seamless indoor-outdoor flow. While you decide if you are dining on the porch or in the formal dining room, others are setting up for a friendly game of croquet or bocce on the expansive back lawn, or taking a dip in the refreshing saltwater pool right at the creek’s edge. After dinner, retreat to the front room to mediate over a jigsaw puzzle, play a board game, or just shut the barn doors that create a private escape for a few minutes of quiet. This is the perfect place to take that Zoom call later in the week. For more evening entertainment: * stargaze in the very dark night sky; *take a moonlit dip in the pool; or *gather around the large screen tv and pull up a movie on your streaming account. The 5 acre property From this prime Northern Neck location, stretch out poolside on teak loungers while the kids chase each other and the dog around the large fully fenced yard. Expect to be greeted by Blue Heron, Bald Eagles, and an occasional Osprey if you set out on a kayak (from the convenient launch) or roll out a yoga mat on your private dock. Check out the oyster babies (spats) or try your luck catching crabs in our two crab pots. For a more active experience, help the kids tie some chicken to a string and pull in a crab or two of their own. Relax in the evening in Adirondack chairs around the fire pit toasting marshmallows and patting yourselves on the back for finding this magical place. Want to bring your boat? Sure thing! Mean low tide is 3.5 feet. Lucky Dog is so close to the Corrotoman and Rappahannock Rivers, or venture out into the Chesapeake Bay. Many creeks and inlets to explore. You might motor over to the iconic Tides Inn for a meal and drinks on picturesque Carter’s Creek, book one of their spa treatments, or join the resident ecologist for an oyster and crabbing excursion. Sleeping areas Main bedroom has a king bed, water view, and screened porch with rockers. Two queen rooms (one with access to the screened porch) with a Jack and Jill bath, and a room with two twins (that can convert to another king if requested). All bathrooms are stylish and sparkling clean. See if the kids can find the laundry chute! Private second floor apartment with water views, queen bed, full bath, kitchenette, and small seating area with loveseat and tv. Brew some coffee in the Keurig and relax in your hideaway before joining the rest of the group for the day’s activities. Bonus room! Head up to the third floor rec room and challenge someone to ping-pong, or just lounge around the tv area with comfortable seating for kids of all ages. Lots of room to spread out up here. Perfect spot for banging out your exercise routine in the morning or lounging around with a good book in late afternoon. The skylights create a warm, open feeling. House rules

LuckyDog River House - House Rules We would love to host you at the Lucky Dog River House! Of course we have some rules to protect your safety and the property, and ensure a wonderful stay. By booking with us, you agree to these rules. We would appreciate it if your full party knows and understands these rules. MAXIMUM OCCUPANCY No more than 10 people, including children. Minors shall not occupy the property unless an adult is present. COMING AND GOING Please drive very slowly (10 mph) and alertly up and down the driveway. Excessive speed will cause the stone driveway to erode. As you pull in, there is a creek on the right. We have put stones along the edge to prevent erosion and provide a curb to remind drivers of the slope down to the creek. The driveway is plenty wide, but do be careful. POOL You understand and assume the risks inherent in the use of the pool. We assume no liability for injury or death related to pool use. No running No diving No horseplay near pool No glass near pool All children and any who are not strong swimmers must be accompanied by a responsible adult. Small children should wear a life vest or other floatation device around the pool. Cover pool when not in use, overnight, and when raining. If there is a storm approaching please gather all swim toys, towels, chairs, etc. and secure them. Damage to the pool may occur. DOCK AND OPEN WATER You understand and assume the risks inherent in the use of the dock and the creek. We assume no liability for injury or death related to use of dock or open water. Small children should wear a life vest or other floatation device on the dock or near the open water. No running No diving No horseplay Bring onto shore anything not tied down at the end of the day or if inclement weather BOATS We welcome boaters to bring their boats to the property and use the dock. Mean low water is approximately 3.5 feet, however, depth at the dock depends on tides, moon phase, and direction of the wind. There is no guarantee you can navigate to or tie-up at the dock with your boat. KAYAKS and PADDLEBOARDS We provide at least two kayaks and two paddle boards. 4 adult life vests and 2 child vests are in a box near the kayak rack and must be worn when paddling. Please return kayaks and boards to the original location, kayaks upside down on the rack, when not in use. Please do not leave on the dock, as they will blow away and we'd hate for you to have to pay for a kayak you can't use. FIREPIT At all times, you are responsible for adhering to the Lancaster County, VA burn regulations. No fires before 4 p.m. between February 15 and April 30. Guidelines and rules: -Know the weather forecast. • Burn only yard debris/firewood; • Keep your burn pile small. • Always have water and fire tools on site. -Always use screen • Stay with the fire. -Douse with water so that it is out cold before leaving. -Fires must be extinguished by midnight. P -lease burn only wood, paper, and fire starters. • Extinguish the fire. • Use caution. • Call 911 if your fire escapes beyond your control ADDITIONAL GUESTS Only individuals identified in the reservation may be overnight at the property. For day guests, please request permission, and identify the number of guests. NO ALTERATIONS There shall be no alterations of the Property. The Guest affirms to use all appliances and furniture for their intended uses only. The Guest affirms that minors will not occupy the property unless an adult is present. RESIDENTIAL POSSESSION ONLY The Guest agrees they shall take possession of and use the Property as is and use the Property only as a private residence. The Guest shall not allow the Property to be used for any business, professional, or unlawful purposes. VEHICLES: House trailers and recreational vehicles are not permitted on the Property. QUIET HOURS. While the property is private, it is a residential neighborhood and voices do carry, especially on the water. Please observe outdoor quiet hours between 10:00 pm and 7:00 am. THERMOSTAT Please do not turn the AC lower than 76 in the summer or the heat higher than 70 in the winter. TELEVISION Lucky Dog River House comes with free streaming YouTube TV. Each TV has a Roku remote. Turn on TV and hit the “home” button. Scroll to YouTube TV for live channels, sports, movies, etc. You can also log into your favorite streaming applications such as Disney+, NetFlix, Amazon TV, Hulu, Apple TV, Etc. Please be sure to sign out of your streaming services prior to your departure. DOGS - Pet Fee Required. Up to 2 dogs allowed. No dogs on the furniture (including beds). Dogs are NOT allowed in the pool (hair clogs up the filter system). Of course, please pick up after the dog. We provide a pooper scooper, leaning up against the stairs from the back porch. Yes, it is okay to throw the poop deep into the woods (but not the water please). Otherwise, please bag it and dispose in exterior trash can. FURNITURE Please do not move indoor or outdoor furniture.
